I paid roughly $90,000 for my home. It was a TLC home and I’ve fixed it up in the past 9 years dramatically. New roof, new walls, siding, porch, heating system, well etc. My home and property was valued at $275,000 last year. Does equity play a part in this. Am I eligable for an equity loan? In my home town the value of homes are down as much as 30 percent. Most of the revenue for schools and police comes from property taxes, so rapidly lower housing prices have cut the revenue needed for these important things.

Buying a manufactured home that is not in a community?
I have placed an offer on a manufactured home in good condition, built in the 70s. The home seems like a good investment because the area is very nice, it is NOT in a manufactured/mobile home community, and nothing about the home feels or looks like a stereotypical manufactured home (thin walls, etc.).
Does all this make a difference in the resale value, since the home is on a normal residential street?

Some banks won’t deal with a manufactured/mobile in a park so that is good that it isn’t.
Is it a double or single wide?
That also makes a difference when it comes selling time.
